Pioneer will open a new generation of digital fitness facilities in the Botanica complex

Botanica in the northeast of Moscow has signed a lease agreement with a new anchor tenant of the retail part of the project – a fitness club.

Modern fitness, as a part of the Botanica project, is an ecosystem with a complex of intellectual and technological solutions. The complex will occupy 2,000 square metres in the shopping centre and will be available to residents and guests. Eclipse Fitness became the tenant of the premises and CORE.XP acted as a consultant for the deal.

Accommodation in the facility will ensure constant traffic to the tenant, not only among the employees of the mixed-use complex but also among residents of the nearby districts: Botanica mixed-use complex is located within Botanicheskiy Sad transport and recreation centre.

A team with deep expertise in the realisation of conceptual sports facilities, including THE Base Fitness by Adidas group, LOMOV Gym, and ROCKOUT Gym, is working on the fitness club project.

The tenant has invited Moscow’s regular partner, the architectural bureau Arh.Funk, to develop the striking design.

Digital technologies will add more comfort in use: smart Face ID access system with temperature sensing, electronic wallet, electronic bracelets, mobile application, and universal testing systems and services.
The tenant plans to increase the accessibility of services and the convenience of attendance for future customers through a subscription system: a monthly bank card charge in lieu of the purchase of an annual membership.

In the functional training and martial arts areas, it will be possible to work out with an instructor or independently, using the possibilities and tools of interactive technology. The zoning will create separate studios for group and personal training. The club’s team will also offer original outdoor programmes which have become popular in its other projects.

Alexandra Chirkaeva, director of commercial property leasing and development at Pioneer, said:

“Fitness is essential for all categories of our visitors, residents of offices, residential complexes and apartment hotels. For those already used to working remotely, the infrastructure and the opportunity to train close to the office are especially important. In thinking about solutions and the category of the club, we take into account the individual characteristics and class of each company’s project. For example, Botanica is located next to the Garden of the Future. By installing panoramic glazing in the cardio area, we have opened up a beautiful view of the park. Fitness customers can also choose to work out outdoors at any time of year. And, uncharacteristically, for “dry” fitness facilities, the club has a wellness zone.

Anton Smirnov, general director of Eclipse Fitness Ltd:

“Our main principle is to create beautiful and well-designed fitness clubs with a high degree of automation and a convenient payment system for clients. Our fitness club, with strong trainers, excellent equipment and interesting programs, fits harmoniously with the concept of a modern mixed-use complex Botanica. We also believe that it will increase the attractiveness of recreation in its area for neighbours and residents”.

The multifunctional complex is a part of the Botanic Garden mixed-use complex, where LIFE-Botanic Garden and LIFE-Botanic Garden-2 residential area, Brookes International School, and YE’S Botanica apart-hotel have already been built. Botanica mixed-use complex includes a 19-storey business centre Botanica Plaza and a 3-storey shopping centre with underground parking. The Botanica mixed-use complex is planned to be completed in Q2 2024.
