In 2022, PIONEER completed the restoration of two listed architectural heritage buildings within the LIFE Botanichesky Sad-2 residential development. Both structures were part of the historic ensemble of Ivan Kozhevnikov’s woollen mill, designed in the 19th century by serf architect Timofey Prostakov.

The 27-metre watchtower with a bell, which once housed the factory’s administrative office, was recreated using archival materials and restored as close as possible to its original design. The first and second tiers were rebuilt in brick and plastered, while the third tier was finished in timber. Three sections of the façade, where the original brickwork of the basement level has survived, were deliberately left exposed. Today, the tower has been transformed into an art object adapted for contemporary use.

The “Bert’s Machine Building”, originally constructed for industrial purposes, was the only structure to partially retain its historic appearance. Restoration works brought back its white-stone decorative elements, pilasters, roof, and portico with a high stepped attic. The two-storey building is now used as a pre-school educational facility.
