PIONEER has begun installing window systems in Building 1 of the fourth phase of the LIFE Varshavskaya residential development. The large-scale project is located in the Moskvorechye-Saburovo district in the south of Moscow, near Varshavskaya metro station, at 2nd Kotlyakovsky Lane, land plot 1/1.

The façade incorporates high-quality aluminium and PVC window and balcony units, along with aluminium curtain wall systems. These elements not only ensure an aesthetically pleasing exterior, but also offer excellent thermal and acoustic insulation. To maintain a healthy indoor climate, fresh air inlets are included in the window systems. Child-safety locks are also installed to prevent accidental opening.

“Glazed structures will account for 46% of the total façade area, allowing ample natural light and creating a comfortable living environment. As of now, 15% of the window installation has been completed across all eleven sections of Building 1. Completion of façade glazing for the fourth phase is scheduled for October 2025,”— Aleksei Varlamov, Project Management Director at PIONEER.

Installation of lift equipment is almost complete. A total of 26 passenger and service lifts from manufacturer BLT will be installed in this phase.
The underground level already houses an individual heating substation that will provide residents with hot water and heating. Pumping equipment is in place, and connection of heating risers to the piping system is underway.

The concept for the fourth phase was developed by leading Russian architectural bureau APEX. The team has successfully combined classic design principles with contemporary space-planning solutions. Thanks to bold façade elements and a tiered layout, most apartments will offer panoramic views of the surrounding urban landscape. The building façades will feature a distinctive pattern formed by contrasting steel and glass elements.

Street-level units will house retail spaces and local services such as cafés, beauty salons and fitness clubs. A new pedestrian boulevard will run alongside two buildings, connecting them to the walking alley of the previously completed phases.
Commissioning of the fourth phase of LIFE Varshavskaya is scheduled for Q4 2026.
