Botanichesky Sad metro station

PIONEER has developed the BOTANICA mixed-use complex next to the Botanichesky Sad metro station. The project brings together the YES apart-hotel, an office centre and a shopping and entertainment complex. The two buildings are connected by an open public square and a wave-shaped, light-dynamic canopy.
Construction was carried out in stages: the apart-hotel was completed in 2021, followed by the retail and office centre in 2024 as part of the city’s job-creation programme. Its official opening took place in spring 2025.
The BOTANICA shopping and entertainment centre spans four levels, including an underground car park, and features an atrium, terraces and a usable rooftop. The business centre occupies levels 4 to 18. From the office floors, visitors can access the retail gallery with shops, stylish cafés and restaurants, a fitness club, a children’s entertainment park and a food hall with 40 dining concepts. Guests of BOTANICA can also enjoy relaxation areas integrated with the Future Garden park.
The master plan for the Botanichesky Sad transport hub was developed by the Japanese bureau Nikken Sekkei, while the complex itself was designed by the Russian firm ABD architects. The design of the public and retail spaces was created by the Spanish studio CLK, with site planning and landscaping handled by the Russian bureau Wowhaus.
The BOTANICA complex forms part of the long-term development of the Botanichesky Sad transport hub, a project PIONEER worked on from 2015 to 2024. In this area, the developer delivered two LIFE Botanichesky Sad residential quarters, restored the historic fire tower and the Berta machine building of the former I. Kozhevnikov woollen factory. The educational complex, comprising a school and kindergarten, won the city award for Best Completed Construction Project in Moscow in 2018.
