LIFE Botanical Garden

PIONEER has developed the LIFE BOTANICHESKY SAD residential neighbourhood on both banks of the Yauza River. The homes offer a wide range of layouts, including European-style plans, penthouses with panoramic glazing, and residences with open terraces.

The project was delivered as part of the development of the Botanichesky Sad transport hub, with the overall architectural concept created by the Japanese practice Nikken Sekkei.

Between 2015 and 2024, PIONEER delivered not only residential buildings in this location but also a private educational centre for children, which won the Moscow city award Best Completed Construction Project. The developer also restored two listed heritage buildings of the 19th-century Ivan Kozhevnikov woollen mill. One of them now houses a kindergarten, while the other — the historic fire tower — has been transformed into a contemporary art object. In addition, the BOTANICA mixed-use complex was built here, incorporating the YES aparthotel and a retail and office centre.

The development is located next to the Botanichesky Sad metro and MCC stations, the N. V. Tsitsin Main Botanical Garden of the Russian Academy of Sciences, and the Future Garden park.
